Please read the following terms carefully before booking your stay. These policies are designed to ensure a safe, comfortable, and enjoyable experience for all guests. By confirming your booking, you agree to abide by these rules.

Arrival & Departure Times

Check-in: 3:00 PM

Check-out: 11:00 AM

Early arrivals or late departures are subject to villa availability.

Late check-out fees:

Until 6:00 PM — $300 USD

After 6:00 PM — Full daily rate applies

Registered Guests

Only the number of guests listed in the rental contract may stay at the villa.

Adding extra guests without prior approval is not permitted.

If unregistered guests are found on the property:

A $300 USD per person, per night surcharge applies, or

The Landlord may require unregistered guests to vacate the property immediately.

Events, Parties & Weddings

Hosting events, weddings, or parties with guests exceeding the registered occupancy requires:

$1,500 USD Event Fee

$6,000 USD refundable security deposit

Up to $200 USD cleaning surcharge may be deducted from the deposit.

A professional event planner is mandatory — villa staff cannot assist with planning.

An event plan must be submitted to villa managers at least 30 days prior for approval.

Pets

No pets are allowed in the villa or on the property.

Security Deposit

A $1,500 USD security deposit is required upon booking.

The deposit will be refunded within 14 days after check-out, minus any damage or breakage costs.

If damages exceed the deposit amount, the guest remains liable for additional charges.

Staff & Services

The villa includes 2 staff members for basic service.

Additional services (e.g., babysitting, chauffeur) may be arranged upon request but are subject to availability.

Staff cannot supervise minors at any time.

Guests must allow villa staff, pool technicians, and gardeners reasonable access to maintain the property.

Furniture & Property Care

Indoor furniture must remain indoors.

Only designated outdoor furniture may be used outside.

Transfers & Transportation

Airport pick-up and drop-off can be arranged upon request.

Please provide at least 3-4 days’ notice to schedule transfers.

Taxis and additional transportation can be arranged through villa managers.

Smoking Policy

No smoking is allowed inside the villa.

Smoking is permitted outdoors only.

Ashtrays will be provided by villa staff upon request.
